A single-family home inspection is a detailed visual evaluation of the function and safety of a home. The inspection is typically done pre-purchase once under contract.
A typical inspection takes 2-3 hours and starts with the roof and exterior. We then work through the inside of the home from top to bottom looking at things like the structure, heating/cooling, plumbing, electrical, fireplace, and doors/windows. Many competitors in the area charge a flat percentage of the home's list price for their inspections. We believe this is unfair because of various sizes, ages, locations, and lot sizes in each situation. Our rates are competitive and vary based on the location, total square footage, and age.
A custom narrative report with detailed comments and pictures will be emailed to the client in about a day (typically same day). A sample report is available. All inspections include a complimentary Home Maintenance Book.
Other Types of Inspections
Annual Maintenance Inspections: Allow current homeowners to learn more about the functionality and upkeep of a home's systems to budget for future repair or replacement items.
11th Month Inspections: Allow buyers of newly constructed homes to verify that all components of the house are in proper working order before the builder's one-year warranty runs out.
Walk & Talk Inspections: Are for real estate investors or those clients who are not interested in the cost and detail of a written report for a home purchase. We can perform a walk-through of the property to identify possible areas of concern.
